Selecting the right real estate agent is crucial for pricing your home effectively. A Comparative Market Analysis (CMA) is normally used to assess current market trends and determine a competitive price that maximizes your return while attracting serious buyers. With expertise and access to professional pricing strategies and marketing tools, your home will stand out in a crowded market.

Prepare to Sell
Preparing your house for sale involves decluttering and making any necessary repairs to present it in the best possible light. Accepting An Offer
Accepting an offer is the MAJOR moment in your home-selling journey! I'll be by your side to make sure you know what all the terms mean and ensure that the offer aligns with your goals and expectations.

Escrow Inspections & Appraisals
Most buyers will arrange for a licensed inspector to assess the property within the agreed timeframe, and may even employ specialists for specific areas such as roofing or HVAC. If the sale is contingent upon financing, a licensed appraiser will evaluate the property to ensure the lending institution’s investment is justified. The closing agent, either a title company or attorney, will then verify that the title is clear of any encumbrances and that all new encumbrances are properly recorded before finalizing the transaction.

Closing!
As closing day approaches, remember to complete a final walk-through inspection to ensure everything is in order and that no items are left behind. Cancel your home services and utilities, and be prepared for any last-minute issues, knowing that we’re here to help if unexpected problems arise. At closing, you’ll review and sign the settlement statement, and then decide whether to receive your funds via wire transfer or check, while also handing over keys and important information to the new owner.
